WHAT WE ARE LOOKING FOR:
INITIAL INSTALLATION
To start we look for basic installation proficiency:
Proper felt paper installation and overlap.
Are all roof vents installed correctly?
Are the skylight & chimney flashings installed correctly?
Are all ventilation storm collars sealed properly?
Is there proper felt underlay beneath ridge capping?
Are the shakes installed at the appropriate exposure for their length?
Do the low sloping areas have appropriate adhesive membrane underlayment?
CURRENT ROOF CONDITION
We then look for wear & tear defects, such as:
Curled shakes that will begin to crack in the near future.
Shakes that have already cracked and are exposing the underlying felt paper.
Damaged shakes by exterior elements such as hail, wind, human traffic, birds and squirrels.
Rotten shakes that will deteriorate and ultimately expose the underlying felt paper.
Excessive moss or debris build up on the roof that can lead to rotting.
Damaged roof vents.
Damaged flashings.
Moss growth & build up, causing water to over saturate the shakes and lead to wood rot.
Cracked, curled, or rotten Ridge Capping.
Any customer noted leak issues, investigate and water test if needed.
ROOF SUMMARY & CONCLUSION
Finally, we will cumulate our findings and generate your report. This report will establish and highlight the following:
Any major or minor Installation defects.
Current roof condition.
Any leak concern areas and available corrective measures.
Any hail or wind damage accrued and a percentage of the scale.
Photos of trouble areas and description.
Total percentage of roof deterioration.
Recommended plan of action for the roof.
Estimated life expectancy of the roof.
Quote to repair and/or replace the roof.
